What is a tankless water heater?

Inside a tankless unit is a heat exchanger. When you open a hot tap, water starts moving, the burner fires, and the water is heated on its way through. When you close the tap it shuts off. Because nothing is stored, the unit only spends energy when you are actually using hot water, and it takes up a fraction of the wall space a tank does.

Tankless versus a tank water heater

A tank is cheaper to install, simpler to replace, and gives you a fixed amount of hot water at once. A tankless unit costs more to install, lasts longer, saves space, and does not run out during back to back showers. The right answer depends on your household, not on which is better in the abstract. Is a tankless water heater right for your house?

Tankless makes the most sense when your household runs hot water in long stretches, when you want the floor space back, or when you are tired of replacing a tank every ten years. It makes less sense if your gas supply and venting would need major work and you plan to move soon. We look at your actual gas line, vent path and hot water habits before recommending it.

What a tankless installation involves

We confirm the gas supply can feed the unit, because tankless units draw far more gas while firing than a tank does. We mount the unit, run or upsize the gas line, install the correct venting to the outside, connect the water lines with isolation valves for future flushing, and route the condensate on a condensing model. Then we test it under real flow.

Gas line and venting: the part people miss

This is where a cheap tankless quote goes wrong. A tankless burner needs a gas line sized for its demand, and it needs its own venting, because it cannot share the flue that served the old tank. Skip either one and the unit underperforms, short cycles, or is unsafe. When we quote a tankless install, the gas and vent work is in the number, not a surprise later.

How long does a tankless unit last?

A well maintained tankless heater generally runs longer than a tank, often into the high teens or beyond, because the heat exchanger can be descaled rather than replaced. That lifespan assumes it gets serviced. In hard water, an unflushed tankless unit scales up inside and loses output years before it should. The unit rewards maintenance more than a tank does.

Southern California water is hard, and minerals build up on the heat exchanger every time it fires. A yearly flush through the isolation valves clears that scale out. It is a short job and it protects the most expensive part of the unit. We fit isolation valves on every install for exactly this reason, so the service can actually be done without cutting pipe.
